Adaptive Reuse of Historic High School Provides a Low-Carbon Community for Seniors in East Haven, Connecticut
The Tyler is a 70-unit, mixed-income apartment development serving seniors in East Haven, Connecticut. Built in the East Haven High School, a local historic landmark that sat vacant for 20 years before the adaptive reuse project opened in 2020, the Tyler is one of the first projects in the U.S. to pursue the Passive House Institute's EnerPHit energy-efficiency standard. The $31 million development preserved elements of its past such as exposed terrazzo floors, while adding state-of-the-art modern technology, like the rooftop solar array.

Currently, the U.S. faces a housing deficit, worsened by excessive local regulations and land use restrictions among other factors.
