PD&R Edge, an online magazine, provides you with a snapshot view of our newly released research, periodicals, publications, news, and commentaries on housing and urban development issues.

In June 2019, HUD hosted the inaugural Innovative Housing Showcase in response to the need to lower housing production costs while increasing the housing supply. Held annually on the National Mall in Washington, D.C., the event brings together policymakers, industry leaders, and the public to explore novel approaches to building more affordable, durable, and resilient homes. The 3-day event features exhibitor demonstrations and full-sized prototype homes. HUD has prioritized proposals from exhibitors that address affordability, accessibility, aging in place, and access to healthy housing for low- and moderate-income households. The upcoming fifth annual Innovative Housing Showcase will take place from September 6 to 10, 2025, on the National Mall.

A seven-story neoclassical building with a brick façade. Historic Hotel Becomes Affordable Senior Housing in East. St. Louis

East St. Louis, Illinois, has struggled with a shrinking tax base and economic contraction since the second half of the 20th century. Many of the former industrial city’s 18,278 residents are seniors; 31.3 percent of East St. Louis residents are over the age of 62 compared with 20.3 percent of state residents. Many of these seniors also live in poverty, and the city’s aging housing stock aggravates their struggles. The New Broadview Senior Living Facility addresses the challenge of vacant buildings and affordable senior housing in East St. Louis. Designed by Rosemann & Associates, the project transformed a historic hotel into a mixed-use, transit-oriented development with 110 affordable senior housing units. The mixed-use development also includes 20,000 square feet of commercial space, including business incubator space meant to promote local economic development.

PD&R Attends 2025 International Builders’ Show to Advance Innovation in Affordable Housing
In February, representatives from PD&R attended the 2025 National Association of Home Builders International Builders’ Show in Las Vegas, Nevada, to engage with industry leaders and explore technologies that could shape the future of affordable and resilient housing. Also attending the show was HUD Secretary Scott Turner, who toured the expansive show floor and met with key stakeholders and industry innovators to strengthen partnerships and gather insights that align with HUD’s mission to advance innovation in the housing sector. The show also provided a platform for PD&R to network with potential partners and exhibitors interested in participating in HUD’s upcoming Innovative Housing Showcase. The insights gained at the show will help inform HUD’s policies, programs, and partnerships moving forward.

A History of the Rise of Homeownership in the United States
Owner occupancy is the most common form of housing tenure in the United States, with nearly 66 percent of occupied housing units today being owner occupied. However, as the nation developed from agrarian roots, grew rapidly and urbanized in the industrial era, and then experienced suburbanization, tenure patterns have shifted in response to these changes. Following the Great Depression and Second World War, policy developments, new technologies, and financial innovations broadened homeownership to its current levels.

The Tucson Housing Market Area (HMA) in southern Arizona has a population of 1.07 million people with over half living in the city of Tucson. Population growth in the HMA has decelerated slightly from the elevated levels during the late 2010s, largely because of the negative impact of the COVID-19 pandemic on the increasingly large share of retirement-age residents who moved into the HMA. Job growth in the Tucson HMA continues beyond COVID-19 recovery, but at a slower pace than the national rate. Elevated mortgage interest rates and a limited inventory of for-sale housing contributed to declining home sales, while elevated apartment construction activity and low apartment absorption caused apartment vacancy rates to rise.
