PD&R Edge, an online magazine, provides you with a snapshot view of our newly released research, periodicals, publications, news, and commentaries on housing and urban development issues.

On April 1, 2025, HUD released the Section 8 income limits for fiscal year 2025. HUD’s income limit calculations determine the maximum income levels for eligibility for several HUD programs, as well as programs administered by other federal agencies. Income limit categories defined by statute in the U.S. Housing Act of 1937, as amended, include low-income families, very low-income families, and extremely low-income families. HUD makes income limits data available through an application programming interface so that developers can easily access and use the data in new and existing applications.

John Gibbs. Housing at 250

In the Leadership Message, John Gibbs, Principal Deputy Assistant Secretary for Policy Development and Research, announces a new series of articles for PD&R Edge called “Housing at 250.” The series will run between now and July 2026 and will feature articles that celebrate the nation’s 250th birthday through explorations of different housing and community development topics and how they have changed over the past 250 years.

Modular Mass Timber Hybrid Construction for Affordable Housing in the United States
Modular construction shows promise as a technology for increasing affordable housing production. Research supported by PD&R is helping to identify ways to improve the design and manufacture of modular components that make transportation and final assembly of components more efficient. With funding support from PD&R, researchers at Washington State University are working to identify more affordable and durable options for producing modular residential single- and multifamily buildings in the United States using mass timber components and light wood frames.

Development in Austin Creates Affordable Housing for Essential Workers
The Markson consists of 4 four-story buildings with 330 one- to three-bedroom apartments and is helping the city of Austin, Texas, address affordability challenges during a period of rapid growth. In particular, the Markson is helping the city’s workers, including teachers, healthcare professionals, and first responders, afford housing near their places of work as part of the city’s Essential Worker Living program.
